Having met Tim previously for an initial chat we decided to have a look at building companies directly. After a number of months and a lot of time we went back to the 360 Build team to get some independent clarity without the pressure of working out what was value or not from the Group Home salesperson. It literally get's too hard on your own and you don’t get independent access to creative design as your wish-list is constrained by the builders preferred processes! From the initial meeting on site through to the design and presentation of the drawings Tim & Brad worked closely with our wish-list to deliver a fabulous plan with some real creative flair and the key difference – visibility on what the likely costs would be in reality. Once the project was sent out for tender we were kept closely informed on the progress and felt in control at every step of the way. When we appointed the successful building company the 360 Build team also worked closely with us to bring the project through to full contract stage. This large, modern home was designed to maximise the site’s views over Orewa and provide spacious open-plan living bathed in natural light. Features include functional indoor / outdoor flow to generous north-east facing decks. The site has a steep slope climbing east to west, with the road above the site to the west. This orientation and topography posed challenges, specifically height to boundary and maximum height controls – overcome by split floor levels which maximise the site’s advantages. Site A steep site located high above Orewa Beach, orientated east-west with the access road above the site. The site is flanked on both the northern and southern boundaries by existing homes and enjoys full sun from early morning through to the early afternoon. The prevailing wind is predominantly from the south-west. Brief A large, light and spacious family home to maximize the site’s views over Orewa Beach. An emphasis on functional family spaces relating well to each other with generous decks for indoor/outdoor flow. Design to comply with the local council district plan. Design The entry forms an integral part of the light and spacious design. As you enter the home, the generous hallway reveals a corridor of light leading to the views over Orewa Beach. This teases what is awaiting as you enter the large open-plan family room with butt-jointed glazing which displays the uninterrupted views in spectacular fashion. Large decks to the north and east relate to the internal spaces with sliding doors opening up the internal corner of the family and dining rooms. The topography and orientation of the site provided many challenges. Designing to comply with the site coverage, height in relation to boundary and maximum height controls was achieved by subtle floor level splits, stepping the exterior of the building in from the boundary and narrowing the building envelope at critical height points. Design Features and Creative Solutions The use of painted timber weatherboards and fair-faced concrete block column and chimney provides a strong and classic architectural theme. The stained timber decking provides a simple and natural contrast to the clear glass balustrade and louvered screening. Frameless glass balustrade was used to ensure the views from the family room and deck were not obstructed. The height and location of the exterior decks are designed with consideration of the height in relation to boundary controls and sheltered from the prevailing south-west winds by the main family room structure. The bedroom wing is located on the northern side of the home and separated from the main living areas providing privacy for both areas. A passenger lift was designed to provide easy access between the two separate living area levels ensuring ease of use for the extended family. The substantial glazing to the east and north allows passive solar gain into the home. Locating the garage on the southern side of the building and also minimizing glazing to the southern side ensures the passive solar gain is maximized.
This project was designed and built as a superior quality home to be sold by the owner. It was completed just before the spring ‘buying season’ and was purchased after three weeks on the market, exceeding the client’s profit expectations. Tight building controls combined with a small section required good design which maximised floor space, allowed open plan living and seamless indoor-outdoor flow. 360 Build completed the design and documentation phases to a specific budget and the client engaged a builder on a fixed price lump sum contract .
